
Plan
Entry level consists of a generous master bedroom with walk-in-robe, ensuite, formal lounge and dining room. The formal area opens out onto a northern courtyard as well as over looking another courtyard to the south. Up to the next level is the open plan family area consisting of a sitting area, dining room and kitchen. This area also has access to courtyards to the north and south. A raking ceiling in this area creates a feeling of space as well as allowing for larger northern windows helping to link the indoor and outdoor living spaces. Occupying the third level are 3 more bedrooms, laundry and bathroom. The three levels step down the site following the contours of the existing landscape.
Natural Climate Control
The winter sun pours into the two living areas as well as the main bedroom to create a pleasant living environment during colder weather. The courtyard formed to the north of the family area as well as the form of the skillion roof creates an inviting sheltered space perfect for winter living open to the sun but protected from harsh winter winds. Floor tiles in the family room soak up the sun during the day releasing its warmth after the sun has gone down, thus helping to heat the house throughout the night. During summer the family and formal areas benefit from windows on both sides of the room to allow for good cross ventilation reducing the need for reliance on air-conditioning. Minimal glazing to the east and shelter from the garage protects the house from over heating first thing in the morning.
The garden will be landscaped using drought resistant trees and shrubs. Evergreen trees to the east, west and south and deciduous trees to the north help to shelter the house from hot sun and cold winds while letting sun into the house when required in winter.
House Designs
- are fully insulated, in summer keeping the heat out and in the winter keeping the heat in;
- are solar powered;
- have a grey water system in the toilets and laundry to water the gardens;
- are placed on a concrete slab in direct contact with the ground, which helps to insulate the house from large temperature fluctuations that occur with raised flooring;
- have rainwater tanks and an underground tank;
- have native gardens as they require less water.

Mick Fabar Constructions has already commenced building these homes with the help of some of our loyal suppliers in Orange.
